Kakashi overrating? Sudden increase!

I see nothing wrong with this actually. In fact to me kakashi's latest feats and hype though ridiculous due to kishi's inconsistency with his own rules, kakashi's hasn't been overrated as much as itachi or naruto.

When the latest chapters come out and a character performs they usually get overrated, that is nothing new. So kakashi being overrated was to be expected and as i said it still isn't as much as when we saw bm naruto arrive or itachi and even edo madara and hashirama's hype.

Even if we exclude kamui for obito i still favour obito more than kakashi.
Granted kakashi is a much, much superior fighter than obito, but obito even without kamui and rinnegan is stronger.
He has limited below average mokuton feats, but he makes up for it with izanagi, something that will keep kakashi on his toes and should force him to use kamui, which would be useless and will drain his chakra.

Anyway, kakashi has certainly closed the gap on people who were stronger than him prior to his latest feats.
But these people are still stronger than him. Kamui, this one technique will allow kakashi to punch above his weight, yes punch above his weight and allow him to compete and on a good day, defeat the likes of; nagato, itachi, sm kabuto, mu.

All these people have greater hype and greater arsenal than kakashi put also character portrayal by kishi has put them above kakashi. So while on a good day he can beat these people, that doesn't mean he is now on par nor does it mean he has surpassed them

You mean the fight where instead of concentrating on his opponent, we see Kakashi thinking about his former comrade(we even see FB on the pics you posted), trying to understand his actions, and having hope he becomes good like before? Even the title of the chapter is Kakashi's decision, which already shows he had no intention to fight from the start

Strategy is a moot point as Obito was leading small war-like strategic plannings whilst he led Akatsuki. With 7 tailed beasts inside the Gedo Mezo, I wouldn't slight Obito's strategic endeavours. Kakashi hasn't displayed anything even remotely comparable. His isolated battle feats cannot simply be compared to political-level manipulations and strategies.

Fluidity of Ninjutsu might be an over-reaching statement, as Obito's Katon: Bakufū Ranbu and Uchiha Kaenjin is something Kakashi would never be able to accomplish. Not to mention his superior reflex and body speed. There really is no contest here. Albeit it is your opinion, I always get the feeling that Kakashi is severally over-rated by this base.

You do know Kamui can actually pretty much solo most of the Naruto world; Onoki, Tsunade, Gaara, perhaps even Naruto's heads can all be warped away with kamui. The speed of kamui is such that Kakashi xould warp a whole Naruto before Obito could stab the Naruto clone with large chakra blades at point blank range. Imagine the short time it'll take to warp a head, or just the brain area?

Kakashi simply is not on Obito's level. He wasn't on Deva Path's level and he wasn't on Obito's for the majority of the fight.

Small chakra reserves and stamina destroy Kakashi. He's an all-round good ninja, useful for support. He stopped being relevant and able to save the day back at the Kage Summit when he couldn't even protect Sakura from a blind tired as hell Sasuke.

Kakashi is hardly irrelevant but one technique isn't enough to warrant all this overrating lately. The only reason people overrate Kamui so much is because Kishimoto has never gone into enough detail about it's limits and what it's capable of.
