Does the Sword of Totsuka, Yata Mirror and whatever the last one is need some Contract or something? Anyone know?

I think you're referring to the Sage's Five Weapons. The OP is referring to weapons that Susan'o uses :3

I don´t think they need a contract of the sort. But each Susano'o receives a set of weapon/shield and I don´t truly think all those weapons are unique to single individuals as seen by both Itachi and Madara using Yasaka Magatama(the one you couldn´t name) although they had different shapes.
And Sasuke's Susano'o appears to have something looking like the Yata Mirror but can´t be fully sure. I also wonder what weapons Madara's final Susano'o carries since it´s not shown yet.
