Both obito and gai were turning into ash after garanteed death circumstances. So why did narutos sun perminately keep gai alive but only temporarily keep obito alive?

Extraction of the Juubi and Juubi alone does not make you die, due to strong life force in the Monster itself. Again this only applies to the 10 tails.

Obito used Rinne-Tensei to revive Madara, and should of died after that, however he didn't, because black zetsu was giving him some life to use his body.
Black zetsu then left Obito's body and it fell in a comma, that will soon be to his death. I thought he died that time.
However Naruto still could make him wake up to extract more of his usefulness.
Obito got sick of how much he has done, and finally fell to rest.

Kaguya's bone to ash jutsu is superior and it's main purpose is constant turning to ash, therefor he can't construct him back when turning into ash is faster then healing.
Damage per second is higher than healing persecond = Dead

Gai should of died, he'll be unable like part 1 Lee after Gaara's fight, and unable to be even healed, well unless Naruto can also do more.
His body should be broken when he was dragged into a cocoon.
And I agree he should of died, can't a man die and finally have some peace?! Good thing Naruto couldn't save Wuubito one more time.

Gai was saved by Nardo. Nardo should save obito like nardo did with gai. yet, PLOT NO JUTSU Prevented NARDO!
