How to unlock the Rinnegan [Theory]

Well agreed. My theory is that you need near death experience to awaken rinnegans so Madara came up with a plan.

1) He kills himself in order to awaken and told Tobi to implant rinnegans into Nagato's eyes
2) Tobi had to keep his eye on Nagato that he could later revive Madara with rinne tensei (which means that the technique takes so much chakra that Tobi wasn't able to use it)

although i will say its probably not just the sacrifice, but i think senju dna might also be required, which might have been madaras motivation to claim a portion of hashirama's power.[some revelations will be made about this if sasuke somehow visits the uchiha shrine] i dont think the uchiha body is physically capable of fully utilizing the rinnegan, which is why madara chose an uzumaki to implant it into, someone who would have enough chakra to master all the paths, especially outer path which would have been used to bring madara back.

I totally agree with you but I think it goes deeper. I don't think Madara had a beef with Hasirama or even wanted to fight him. Instead he needed someone who could REALLY push him on the brink of death, because if it only took dieing he could have battle with anybody and go easy on them so they could kill him. From past Sasuke, you can assume that Uchiha's need almost impossible to win battles for their sharingan to evolve and get stronger.

Well "Lord sasuke" as you call him might get it through extensive battle in this war perhaps with Madara or someone else of the "big shots".

Good theory. However, I believe you need senju dna along with being near death. Madara fought Hashi (senju dna) & Nagato was an uzumaki (Relative of the senju).

Well in that case im having trouble finding what you are writing about, since all i can find is when he says he unlocked it right before he died, It doesn't say how he unlocked it.. Of course it evolved from the Sharingan, but i dont think he were out on a stroll and suddenly he had it...

I agree with you somewhat... I think that Madara wanted someone to Revive him so that he could get unlimited chakra as he said himself that he has unlimited either because of Endo or whatever... And if we believe that he gave his eyes to Nagato then He wanted Nagato to revive him and then You know complete his Moon's Eye Plan and all. So, The Reincarnation theory can be considered.
And yes like we saw in DBZ xd that you could active SSJ when pushed to a limit... it might be the same case with Rinnegan.
I think the secret of all this lies within the Secret Uchiha stone and it will be revealed soon.
