How Is Hiruzen Able To Beat Tsunade Realistically??

Tsunade is way faster than Hiruzen by feats. Tsunade has a five in taijutsu also so she'll her strength will give her the edge.

The Databook states the outcome of the battle would change at the point he was using the Shiki Fujin you are correct. The Databook, even besides this point, further implies Hiruzen was holding back against Orochimaru even to the end because of his extreme love for his student.

Orochimaru was only in desperate need of a body after the fight in which he took that one ninja's body who defeated the rest of the Otogakure ninja in a battle. He wasn't in need of one at the time for he wasn't in the same agonizing pain he was in the time after the fight. It was also stated that Hiruzen was the strongest of the Gokage, if Hiruzen couldn't stop Orochimaru neither could Part I Ohnoki.

Tsunade keeps attacking at all times. Hiruzen has no way of running away from her. And of course there is always Katsuyu who'll make it even harder for Hiruzen to attempt his stalling. And Tsunade has way better stamina feats.

~ Kabuto is a medical ninja, therefore he was able to read most of Tsunade's movements and react to them.

Besides this, part2 Tsunade >>>> part1 Tsunade in terms of battle prowess and speed.

For this to be true, Part 1 Orochimaru will have to be shown stronger than every single one of the Gokage, with no room for dispute. She's slightly faster than him, and has been shown to apply chakra to her feet already (potentially increasing her speed), as well as being able to kill him with a punch. Taijutsu isn't an option for the aged Hiruzen, and he would be forced into ninjutsu that would drain his chakra, and if Tsunade could take Madara's Susanoo sword when she was off guard, she can take Hiruzen's ninjutsu. When he runs out of stamina, he's done.

she has NOTHING effective for offence, purely a close combat fighter with no real jutsu/average speed/no strategy other than trying to punch the opponent.

He engages Tsunade in taijutsu, he gets killed if she gets a hit in (which is likely because she's slightly faster than him and he's an old man and can wear out). He uses ninjutsu on Tsunade, he burns his chakra reserves and Tsunade takes it all before killing him.
