Why does Kakashi have sage powers?

Okay he gained two MS. But it seems that he also has Sage powers (He stated that now with sage's powers his eyes are stronger) and he also used black raikiri (like sasuke's chidori). So Kakashi enhaced SM to his eyes and to his raikiri.

When did he get the sage's chakra?

Was it when naruto fixed his brokem eye? Or was it when he got Obito's chakra?
