I just wanted to post this because it seems like a lot of people are still going around with the concept that old age is needed to unlock the Rinnegan this is not true, at least in part.
Now we know Senju DNA + Uchiha + Some Unknown unlock mechanism = Rinnegan
The addition of Senju DNA to an Uchiha does indeed need time to acclimatise and attach itself to the host body. However this likely takes months to years at most. IE not decades. Hence something was holding Madara back from unlocking the Rinnegan.

From what we have seen all previous levels of the Sharingan were unlocked by some heightened emotional status. IE Fear of death and "need" unlock the initial Sharingan dojutsu.
MS is triggered by killing your closest one and feeling overwhelming guilt in ones actions.
EMS unlike all previous lvls is unlocked via surgery, creating a combination of the donor and the host user's own MS abilities.

Madara likely suspected that there was some emotional state he needed to enter in order to unlock the Rinnegan. He knew this, but it took him decades to finally enter that state.
Let us put ourselves in Madara's shoes in these late years of his life.
His plans are on the edge of failure. His natural life span is coming to an end, and as a result his life works and plans are on the edge of complete ruin.
Everything depended on HIS ability to awaken the Rinnegan. The gedo, the Juubi, infinite tsukuyomi it all depends on him gaining the Rinnegan. It is the key stone, without it nothing else is possible.
A man like Madara does not give up easily, he would likely have kept his belief in his own powers and determination right up until the very end.
However EVERYONE has a breaking point and Madara met his in the form of giving up and giving into hopelessness. An emotion like that cannot be gained by a man of Madara's prowess and ability. He has an unfailing belief in himself that he would always succeed.
It was only when he was faced with his own death and the absolute failure of his plans that he ACCEPTED his own personal failure.
It is likely Madara's most silent most humbling memory he possesses. It is also likely the moment of his greatest shame.
His hopelessness is what awakened the Rinnegan. It gives away its awakening requirements in its name. The Rinnegan is the eye of Samsara. The wheel of eternal suffering. In its very most basic this is the concept for HOPELESSNESS.
For a man like Madara this emotion as I have said before was impossible for him to gain until his old age. That is why he couldn't awaken the Rinnegan until later.
Its also why Madara didn't state what the true requirements for the Rinnegan actually are, he is embarrassed at his own weakness.
