We know that Tobi is able to teleport from place to place within both the Manga and the Anime.
He does this through use of an "Alternate Dimension" which he created himself (i have another post regarding his creation of that - -)
So how has Tobi sustained his life for this long.

It is evident within both Anime and Manga that he has aged over time.
You must be registered for see images

But he should be much older than he is at the current time.

Now getting back to Tobi's Teleportation technique, it is obvious that the technique is instantaneous - which is why Zetsu complains about Tobi being able to "travel at the speed of light"

Since this alternate dimension seems to defy the laws of space and time within OUR dimension, its plausible that time may move extremely slowly within Tobi's alternate dimension while still only being a split second in reality, thus Tobi may not age as quickly in his own dimension - allowing for him to survive a LOT longer than the average human Lifespan. Perhaps he is able to control the rate of time in his own dimension?

So you're saying everytime Tobi goes into another dimension time is slowed down which causes him to age slower and live longer than normal?

Yeah pretty much :) the laws of our dimension dont necessarily have to apply to his :) Not sure if it'll actually be the case but its a fun theory! :D

It would explain the fact that although he's still aging, he's not getting as old as he should be o.o

Or Tobi isn't all that old. He was thought to be old/immortal when he was thought to be Madara. That's almost certainly false now, though there is still quite a bit of evidence supporting it.

that's why he's immortal because he has Hashirama's cells

Just because he could cultivate hashiramas cells? somethings odd there - hashirama wasnt an immortal afterall
