Seems after the last chapter everbody is confused about Kishis timeline so I will try to explain it.
So lets say Naruto (not shippuden) started at year 100.
Kakashi age in year 100 was 27 and in the 3rd great ninja war he was 13 that means the 3rd Great Ninja War was 14 years before the start of the series OR in other words in year 86. (Note: Rin and Obito were also 13 too)
Year 86 <---------- 14 years -------- Year 100
-3rd Shinobi world war_________________-start of Naruto
-Kakashi age 13_______________________-Kakashi age 27
-Obito age 13
It was said that
the nine-tails attack on konoha occurred 12 years before the start of Naruto. That means in year 88.
Both Kakashi and Obito (Tobi) were 15 at that time. Notice the growth of Kakashi and Gai. Their high matches with Tobis and Minatos heigh.

Rin didn't appear in the nine-tails attack on Konoha that means she was dead.
Rin died between year 86 and 88.
It was said that
the Uchiha clan Massacre took place 5 years before the start of Naruto. That means in year 95. At this time Obito/Tobi was 22 years old.

And as u can see Tobi has longer hair. So theres no problem with Tobi/Obitos hair. Its just normal hair growth. As in year 88 he had short hair and in year 95 he had longer hair.

Now we come to the Kakashi promotion age problem.
We all know Kakashi got promoted to chunin at the age of 6 while Rin and Obito got promoted at age of 11. How comes so? They were a team after all. The answer lies in chapter 599.
HINT: Take a good look on their clothes.

Here we can see Kakashi getting promoted to chunin.

And here we can see Obito getting promoted to chunin.
The answer is simple. There was a time-skip of 5 years between page 11 and 12 of chapter 599. How do i know that? Here ...

They CHANGED. In page 11 you can see Obito being upset because Kakashi became chunin. So he starts training Shurikenjutsu. And thats where the 5 year time skip occured. Team Minato was 6 years old on page 11 and on page 12 they were 11 as Obito became chunin at age of 11. And again on page 11 another time skip of 2 years occurs when Rin requests Obito to come to the place in page 12. On page 12 they are 13 years old as Kakashi was promoted to Jounin at the age of 13.
Page 11= Team Minato age 6 (Kakashi promoted to Chunin)
5 year time skip (Obito training to become stronger)
Page 12= Team Minato age 11 (Obito and Rin promoted to Chunin)
2 year time skip
Page 13= Team Minato age 13 (Kakashi promoted to Jounin)
As we saw Kakashi and Obito/Tobi are the same age in Kakashi gaiden. And as Kakashi is in Naruto shippuden 30 years old so is also Obito/Tobi 30 years old.
Obito/Tobi is 30 years old.
Now lets come to the last part ... the part where Tobi gave Nagato the Rinnegan.
Those who think Tobi gave Nagato the Rinnegan ... WERE JUST FOOLED BY TOBI's IDENTITY AS MADARA!
Konan though Tobi was Madara Uchiha as Tobi fooled her to think as him of Madara:

Tobi knows that Konan thinks he is Madara so he is telling her the history of Madara and not himself. So Madara was the one who gave Nagato the Rinnegan:
