If Rin was the host of the 3 tails, why didnt it break out on a rampage when the host died? it just seems weird to me, can someone explain this?

Its been said that if you kill a jinchuuriki without extraccting the tailed beast, it dissapears for a set amount of time. this is why raikage tried to kill naruto to prevent obito from getting the 9 tails. Also it explains why the 3 tails was roaming free when the akatsuki found it.

It doesn't just temporarily die as far as I know, it dies completely, but it can be ressurrected. Or something.

I don't think bijuu gets out when the host dies. If that's the case, Kurama would always want Naruto to die to get out, but we saw it saving him from dying in part 1 (Tsunade retrieval arc). Kurama always wanted Naruto to use its power and rip off the seal instead
So, the Sanbi didn't come out on a rampage when Rin died

I think Obito came to know about Rin being jin when he looked at her corpse and realized everything. Later he extracted it from her and made Yagura into the jin and started controlling him. We still need clarity on that

the bijuu cant unlock the seal by itself and they cant do anything if the host dies or is about to die, they just respawn later
