The Way Izanagi Works...?

Ok I went back to the episode to where Tobi tells Konan that to use Izanagi, you must have both Senju and Uchiha DNA. Clearly that was proven true by having Danzo, Obito, and now Madara use it. But I don't get why you need Senju DNA! I thought Itachi said Uchihas use to use Izanagi on themselves multiple times, which is why Izanami was created. So how did these Uchihas use it, if they were in constant battle with the Senju? I dont think those Uchihas had Senju DNA. Unless there is a part on the Uchiha Stone Tablet that explains that and they decided to do that. Also how did Madara use Izanagi if all he did was swallow some of Hashirama (e_e). He didnt actually transplant his DNA into his body.

Im just lost at how Izanagi works. Can someone try and help me out here?

Didn't Uchiha use Izanagi before? In the chapter/episode where Itachi and Sasuke fought Kabuto?
