I saw this video this morning and I'm not sure about the sage and the juubi cutting a deal, I'm pretty sure Kurama was exaggerating his power when he said that. The juubi may be the progenitor of chakra, and I think the ten-tails existence is what caused chakra to come about and the sage gained some juubi chakra before he fought the juubi itself.
The chibaku tensei thing is a good point and that made sense but the fact that it can be seen as a demon doesn't stop it's power from being seen as godly, the fear caused by its power and the devastation I assume it caused caused it to be known as this
My personal theory is that the Juubi created the narutoverse earth using chibaku tensei and its existence caused the creation of chakra, but the juubi wasn't present all the time, I think it has a strong link to hatred due to it being key to all dojutsu and the sharingan's power growing due to this hatred. At times of war, the juubi manifested and it was seen as a demon because of its power.
The sage had gained abnormally powerful and large amounts of chakra during this point, causing him to mutate the rinnegan (the powerful spiritual energy causing this) and the sages body (the powerful physical energy causing this), this power allowing him to create ninjustu and beat the juubi finding peace and all the rest of the stuff we know.
