Hashirama DNA he was cultivating was doing very poorly. When he got the Mazou, the Mazou's life force boosted the process and created that tree. Why awould the zetsu beconsidered clones of Hashirama when they grew from Madara's mokuton, it's because it was Hashirama's DNA.

You don't need to be old to awaken the Rinnegan, you only need to be near death. Madara's injuries and hiding prevented him from entering battle again, so the only time he got close to death was when he got old.
