So my theory here is that their is not a sage mode, but sacred place to contact the dead.

My theory begins with the one who knows all either, itachi or the sage of the sixths path. Both who are dead.

I could always be wrong, but would like to hear some people's thoughts and opinions on this theory.

Hmm, that seems pretty far-fetched.
I rather find it for a third sage mode as Kabuto said it perfectly it's in connection with the other 2.

you could compare sage mode with spiritual energy. it's basically the same as chakra but kishi made it into something different

Its already been stated it is a place to learn senjutsu so....

There is a sage mode, but I don't think senjutsu is taught their, what chapter states you learn senjutsu their?
And it can be connected with other two places, but it doesn't mean it's senjutsu related.
