After he summoned the Mazou, He experimented with it, He mixed the Mazou with Hashirma's cells, He got a reaction with Zetsu
The God Tree is not the Original Tree, Madara modified it with Hashirama's cells. The more chakra the Tree gets, the more Hashirama's cells being cultivated. The more it has chance to reach Hashirama's Senin Powers.

Using the Black Pole with his WILL, Madara will activate a reaction with Hashirama's cells within Obito's body and the God Tree.
Half of Obito's Body is made with Hashirama's cells, this will result on Madara taking over of Obito's body with Black Zetsu and fully controlling the God Tree.

Zetsu is already done, there is no way madara's will is going to control obito or an edo of hashirama.
