I think that the Juubi was the origin of the all dojutsu and thus would have had tsukuyomi, amaterasu,kamui, rinnegan tech etc in it's arsenal. The sage sealed it inside himself and also got these powers the same way other Jinchūriki would also receive some of their Tailed Beast's powers.
This power was passed on to the elder son who also had these powers which why his eyes were a sort of rinnegan and sharingan merge:
As the elder son had children his powers had been passed down and split up. I think there is a way of predicting who will inherit the power and this was written on the tablet in the Naka Shrine.
Madara discovered that Obito was next in line for Kamui so he waited until he was born so he could plan his whole life. The Mist was called bloody even before Obtio had stepped in.
I believe that this was Madara's doing so he could set up Obito's life and make the mist bring Rin into Konoha as some sort of spy. I think that it wasn't a coincidence that Obito ended up being crushed by a boulder right on top of Madara's hideout, it was all planned. He planned Kakashi killing Rin and he planned Obito seeing it happen and go mad.
He planned it and knew Obito was going to come back.
