i think rin might have died during the time skip and then he unlocked it either that or painful memories from obitos death which lead him to unlock it through training

Not just training, you need grief or guilt, hence the killing of the best friend. Madara and Izuna were shown doing it that way, even though they didn't seem to care much. That is why Sasuke didn't unlock his MS until he found out the truth about Itachi. Kakashi probably felt the grief of his friends passing away and blamed it on himself.
