Could you imagine her state of mind when she learned that Obito loved her, after he died for her.....from someone she had a schoolgirl crush on? Also her realization that her crush, initially left her to die, and had it not been for Obito, she would have died for sure! Kakashi promised Obito he wouldnt let anything happen to Rin. Maybe he kept his promise and Rin took her own life, due to depression.

Exactly. My guess is that Kakashi ended up with Rin, maybe even marrying her. In this way, he would protect her forever, but when Obito found out when he returned, he killed her. This would have caused both of them to have activated their MS, or at least Obito's.

Because Kakashi's should've activated in the time-skip..

Well in Kakashi's case, I think it was thanks to the 3 days and 3 nights in HELL, that Itach put him in with Tsukuyomi. Itachi has a way of granting powers to whoever he meets, doesnt he?

As for Tobi, he probably unlocked it at the very moment he inhabited Obito's body!

These are my guesses, actually Im quite sure of one of those in my mind.
