Here is another one.
Madara awakened Rinnegan intentionaly.
He learned from the stone tablet how to achieve this.
You need to place an incredible stress on the EMS eyes , to obtain it.
The whole purpose of geting the Rinnegan was to revive Izuna.
The only way how to achieve this was to fight the Hashirama Senju...the strongest of them all..
He fought Hashirama = faked hes death , awakened the rinnegan = Thus reviving Izuna.
He gave Izuna the Rinnegan , He told Izuna , that he needs to find a young child with huge amounts of chakra=Reason for that.
Also , Madara used somekind of jutsu too give all hes knownledge to Izuna , that's the reason why Tobi knows so much about it all.
Reason is , that Rinne Tensei takes 20+ years to recharge until it's useable again.
That's why he needed Nagato ...to use Rinne Tensei on Madara again.

we could assume , that Tobi is an eye specialist ,
Tobi had Madaras Rinnegan in hes posession(by unknown means).
Tobi and Madara seem to know eachother.
Tobi and Madara have the same goal.(Moon Eye Plan)
Tobi was uncapable of using the Rinnegan himself(dont know why)
Tobi needed a host , who can be easily manipulated , used as a pawn so to speak.
Tobi knew , that Uzumakis chakra was special.
So he used Nagato.
and he needed Nagato to use Gedo Mazo + Rinne Tensei in hes favor (both of these techs shorten the lifespan of the user)
Uzumakis have long long life span=reliable Gedo Mazo + Rinne Tensei.
So Uzumakis would be a perfect choice for the Rinnegan.
