Or rent a house and make the youngters aged between 18 to 25 who are suppose to be studying pay the rent with their college money given by their parents or years worth of part time jobs share the rent. They will do it cuz it will be for the sake of humanity, just being harmless but not exactly being beneficial. Won't be so expensive they are not suppose to eat meat or take a shower anyway.

I came out to be extremely stereotypical but meh.

You need a crap load of money, to even by the land with enough space for a lot of people to live with privacy.

You need a bunch of people that you can trust. Also some sort of code or law should be made, that's not too strict. You'll get wanderers that will come in, that's all. Like people who are running from something in life or looking for something, I know people that live in them. A commune that is.
