Because edo tensei automatically grants you access to all jutsu you had in life. So even though he died without his Rinnegan, the rule of Edo trumps this and gives him access to it. Since he awakened Rinnegan after EMS, he had access to them all before he died.

Lol no guys. He was not revived at prime, he was revived old and was brought to his prime by Kabuto adding Senju DNA to his body. Hiruzen was brought back old.

Its really confusing .How come Madara was returned younger when he died at a really old age,while Hiruzen and Nagato(who was finding it hard to even walk despite being an edo tensei) were revived in their old and emaciated state respectively..Also,when the previous jinchuriki of Eight tails was revived he didn't posses the eight tails chakra (since it had been removed from him ,.causing his death).Its all really messed up ..the wiki states that the revived retains any permanent damage (i'm pretty sure missing eyes would count in that ) suffered during the person's lifetime.Ithink it was a result of Kabuto's experiments ,it says so in the wiki.
Oh please. He only hypothesized he had Rinnegan, he didn't know for certain. So that means he had no idea Edo Madara had it upon reviving him, therefore his modifications didn't include that.

I'll repeat my posts in short. He was revived old and was brought back to his youth by Kabuto. This was confirmed when Madara told Hashirama that the Hashi face on his chest was a result of the work of 'an acquaintance of his subordinate'. His subordinate was Obito, who's acquaintance was Kabuto. This means the Senju DNA Madara had was added later, and the reason his youth was returned.
You would normally be right about the eye thing as being permanent damage, but again I'll explain an earlier post. The 'all jutsu' aspect of Edo trumps all other aspects. So even though Madara did not have his eyes upon death, he was revived with his eyes because edo automatically gives him access to all jutsu he had while alive. So yes it breaks the 'permanent damage' rule, but follows the 'all jutsu' rule. Since he needed his eyes in order to perform all his jutsu, Edo created a new pair of eyes for him.
As for the Jins, I think you are referring to the 1-7 tails and not the 8 tails right? The 1-7 were brought back without their biju but Obito siphoned Biju chakra into them making them pseudo jins. Since they had previously had the Biju in them and already had the necessary seals and such, the cohesion worked when it did not in Edo Madara's case.

Because itachi died with his eyes. Madara died while his eyes were not in their sockets.
