Apparently, human blood contained some small inate special power even before chakara.

According to the newest data book, the shinju grew from the nourishment provided to the earth by the blood of the slain victims of war. The fact that human blood was able to lead to the creation of a divine entity that bore a fruit of massive power implies that humans possibly had some innate power to their blood even before chakara. Either that, or the earth itself had a special property to it that reacted to blood.

Either way, if this is the case, that means that in the distant future it is possible for another shinju to grow if humanity engages in warfare that yields enough casualties.

I don't think so. It's more the natural energy which is old as the whole world. Naruto said that jubi is made of senchakra. I think the tree just absorbed tons of natural energy.
