I was thinking about these Obito - Tobi theories and came to this thing. We know that Uchihas progress their sharingan abilities while being in a intenste stress, emotional pressure or - and this is the most "powerful" way - in the near-death experience.
This is I think what happened to Obito. When Kakashi and Rin left him he experiened near-death, which caused his sharingan (the right one - we didnt see it crashed) to evolve early and grant him power to survive the rock slide - it made him intangible + could warp himself just a bit away from the rocks.
Then he spent many years recovering his body wounds - which he was never successful in. That's why Tobi doesn't use taijutsu much and relies on the time-space, his physical body is just not in a shape to be stressed.
Here is the theory he spent some long time in his "time-space warp dimension" where time can actually pass slower than in reality. He could have got older and stronger in much less time.
+ Kakashi's sharingan abilities are just too similar, just on a lower scale because he's not an uchiha I guess.
