Nagato & Rinnegan

I was wondering, that if the only way to get the Rinnegan is to transplant it, or be an Uchiha, then how come Nagato got it?

He's not an Uchiha, I know that much. People say that Tobi gave it to him, or Madara, whoever - but how if he awakened it when his parents were killed? We saw his eyes as a kid during the war, when the leaf ninja were in his house, and he didn't have the Rinnegan. So, how could someone transplant the Rinnegan into his eyes before his parents were killed (Since thats when he awakened it) in seconds without being noticed? Nagato said that he saw his parents killed in front of him, I don't know if he said he awakened it - But if not, then how did he kill the two shinobi?

Unless im missing something here.. Which I probably am. Since people say different answers, i'm confused.

He blacked out. He doesn't remember killing the ninja in his house. Tobi could have came in, killed the ninja, and then implanted the Rinnegan into Nagato.
