Let me preface this by saying that I'm not saying he's stronger than Madara or anything ridiculous, nor am I a Kakshi fanboy.
What I am saying is that he was designed perfectly for his role as the perfect mentor, specifically to Team 7.
First of all, the flashbacks to Kakashi's childhood and him not accepting team work and losing to an elite teacher because of it... sound familiar? It shows themes of history repeating itself.
Now to relate him to each character.

ADDITION: I see people saying he never trained Sakura or Naruto, which is true (except the development of Naruto's strongest tehcnique). Anyway, he wasn't a traditional teacher to them. However, he was exactly what they needed him to be when they needed it most. He went with Naruto (him being the only one who supported him) to see the Raikage about forgiving Sasuke. He also is one of the few people who actually put up with Sakura's crap.

Kakashi to Sasuke
I think this is the one of the best parallels in the show. Sasuke's family was murdered after being highly revered. Kakashi's father was considered a Kage-level ninja but was spurned and was a shell of himself also (no, it's not being killed but it's a similarity). Kakashi might have wanted revenge on Konoha for snubbing his father of his dignity, like Sasuke wanted revenge for the massacre (which was later found out that it was in self defense - not out of spite). Next, they are both considered geniuses of the highest quality. Kakashi was a Chuunin at age 6 after graduating the academy at age 5 (apparently). Sasuke gained the mangekyou sharingan at age 16 - only a handful of Uchiha ever had it at all. Moving forward, they even have the same chakra affinities. Hell, they even both have sharingan! They're characters with similar backgrounds who went on to take opposite paths. One is fighting (was fighting) to destroy Konoha and live for revenge, while the other fights to protect Konoha and preaches love. It's a yin/yang relationship, but I find it incredibly interesting.
Kakashi to Naruto
Kakashi with Naruto is a more interesting relationship only in the fact that they're opposites who get along so well. Everything came easy to Kakashi. He created his own jutsu from scratch at age 16, was a chuunin at 6 and a jounin at 15ish. Naruto took three tries to graduate from the academy, is a slow learner and just not very bright. It's kind of amazing that Kakshi's so patient with him. I think he sees a little bit of a resemblance to his crew with him. He sees himself in Sasuke and Obito (determined and talented yet struggles mightily) in Naruto. He only valued Obito in his last minutes and I think he's trying to make up for it with Naruto. Also, Kakashi was a student of Minato, Naruto's father. He constantly compares the two and Naruto definitely brings back images of Minato in Kakashi's head (as seen when Naruto was developing Rasen Shuriken). Kakashi has such admiration for Naruto, but Naruto is just silly/stupid enough so that Kakashi still thinks of him as an underling/equal and not a superior.
Kakashi to Sakura
No one likes Sakura, not even Kakashi. Just kidding.
This is the least shown relationship, mostly because Sakura isn't one of the new OP characters. Sakura is very fragile emotionally, even if she tries to act like she isn't (when she told Naruto she loved her). She needs constant consoling and constantly turns to Naruto for it. I think Kakashi realizes this and realizes that it's not fair of her to constantly rely on Naruto so he's kind of taken it upon himself to be her consoler. He might see Rin in her. With Rin being best friends with Obito, while he had a huge crush on her even though she had a crush on Kakashi. I think she really ties together his taking over for Minato - she completes the similar group dynamic.
Kakashi is also a great teacher:
Kakashi was always a genius and everything came easy to him. He never valued teamwork because, well, he never needed to. He was a jounin level ninja who didn't work as a team. As a result it cost him his best friend and I think it's then that he truly understood teamwork. It would have been easy for Sasuke to ignore the team and just be his own teammate, especially once he awakened the sharingan. Kakashi wasn't able to get him off the track of revenge, but he got Sasuke to understand the concept of teamwork and relying on/saving one's team. He's also able to teach Naruto (even with his being slow) due to his respect for Naruto's father and, eventually, Naruto. He's also kind enough to deal with anyone's sensitivity (Sakura).
Kakashi's appeal:
Kakashi is one of the overall kindest characters in the show. He manages to be as kind as anyone while still maintaining his dominance and composure about 99% of the time. He also is one of the guys who knows his limits and doesn't piss you off by trying to do more than he can and then having plot no jutsu make it possible. He's very within himself and humble, even with all the high praise he receives. He also has an aura of mystery around him. It's subtle because it's not about his personality, but his mask hides his face and it just kind of adds something to his character.
