If you read the chapter when Obito is revealed it's explained. Kakashi killed Rin and at the same time Obito saw it and they both activated Obito's MS. That's how it was shown in the manga.

Both Obito and Kakashi were present at the moment when Kakshi killed Rin, creating a massive emotional trauma for Obito forcing to unlock MS.
Also I believe he is not blind because the eye is Obitos and Obito is alive. As long as Obito does not go blind so won't Kakashi. This theory comes completally from them unlocking MS. Both were present for it to unlock (2 eyes). So I gues if Obito goes blind so will Kakashi and that their eyes are some how linked.

1 theory is that Kamui does not blind him.

Another is that just as how only an uchiha can awaken MS, only an uchiha can go blind from it. Since Kakashi's sharingan isn't his, only Obito can go blind. However Obito has Senju DNA so I doubt he can go blind from overuse.

He killed rin which triggered his awakening the sharingan, about his vision being faded away I'm not sure it depends on how much he uses the sharingan, if u abuse it, it will most likely cause blindness (as in madara and sasukes case where the over used their mangekyuo sharingan and it resulted in blindness)

The best i can guess is that Kakashi Eye is linked to Obito's because if you look at this picture:

You can see that the same time they both get 3 tomoe Sharingan, then it warps in MS when Kakashi Kills Rin, and Obito see the anger and his emotions erupts and they both evolve.

now the reason why he hasn't gone blind is because Obito has Hashirama's cells so that is protecting him from going blind. So because Obito's eye is linked to kakashi's in turn Kakashi will not go blind.

How? This isn't something that you just look up in a scroll. The only way for him to find out MS deteriorates the eye is for him to experience it first hand or if someone told him. Itachi never mentioned MS's blindness drawback and no one else had MS to tell Kakashi of it. He doesn't know where the Naka Shrine is so he can't read the tablet (Itachi said it was a secret location) Thus he had to have experienced it firsthand.

not just that but i forgot exactly what chapter it is when their fighting tobi kakashis eye starts bleeding so its deteriorating it's just not all that quickly

Seeing as how Kakashi has such a weak stamina and how he used Kamui a lot since he got it, I find it odd that Sasuke went blind within 2 weeks whereas Kakashi has been using Kamui for 1 year.
