Tobirama says that when a Uchiha suffers after experiencing the lost of a love one or despair, special chakra sprouts inside their brains, which affects their optic nerve producing a change in their eyes

But problem is that Kakashi isn't Uchiha, so normally the special chakra couldn't even be formed since it only happens on Uchihas

It explains however why the strain on his body is greater than Uchihas since he lacks that special chakra in the head, plus the fact that he also lacks Uchiha DNA

my only explanation is that since Obito saw it in such close vacinity, when one of his eyes changed, it made the other one do it also

Kakashi gained his MS because Obito saw rin get killed, which cause both of his own eyes to turn into MS. Even though it was inside Kakashi's body, it still caused it to transformed. There's a chapter showing it as well.

Perhaps the eye of the Uchiha had an effect on him.

But his optic nerve isn't connected to Obito's brain so how would it send the signal to his eye?

Who said kakashi awakened the ms.
From what we saw in the manga even before the latest chapter it was always clear that, obito is the one who awakened it and since his other eye was in kakashi's head, it responded to his grief and that eye also awakened

this... i believe even if kakashi didnt see Rin's death.. his MS will still activate coz it was Obito who activated both eyes

The only explanation that would make any sense here is that Obito and Kakashi's eyes are linked. Obito was able to see out of the eye he gave to Kakashi. That proves that Obito was still connected to his eye even after he transplanted it. So it isn't far-fetched to say that Obito's grief caused the eye he gave to Kakashi (Which was still connected to him at the time) To evolve into the Mangekyo Sharingan.

I believe that it's a plot hole....

I don't believe that the eye could react on it's own... Good find!

Kakashi and Obito both experienced pain of losing a loved one.

He was explaining the process in scientific terms. He was not alive to see kakashi so obviously he does not know whether others can activate it or not.If kishi specifically pointed out that only uchiha can unlock other stages of the sharingan then yes it would be illogical, but he didn't so therefore it ain't.

We knew the actual steps that was needed and now we know the actual scientific process behind it.

This is most likely why kakashi will never awaken things like Suusano or amaterasu.
Since he is not an actual uchiha.

Yeah, although Kakashi wouldn't have the same chakra that would cause the Sharingan to change if what Tobirama is saying is correct.

lol, this is a Manga, obviously it's not likely you'll really find a truly scientific answer explaining this, but maybe the link doesn't require his optic nerve to actually be receive the signal to the eye, however the truest answer is because kishi said so.

I believe that Kakashi awakened it because of Obito. As Madara said that you need both eyes for full potential or to achieve the next level it just happened that both eyes saw the same thing at the same time.

It could also be the key as to why Kakashi isn't going blind. I mean Obito doesn't go blind because of Senju DNA and same applies to his other eye...only a speculation.

EDIT : Although The chakra won't be in Kakashi's brain so its a plothole!!

Obito said Kakashi awakened it in one of the previous chapters, and like Hadoukage said, Kakashi's Sharingan isn't connected to Obito's brain, so the changement shouldn't have happened

I believe that it's a plot hole....

Thanks bro :)
