I'm not saying that Obito is actually > Hashirama since we haven't seen that much feats from Hashirama.

But how is Hashirama going to deal with Obito switching from tangible to intangible, Kamui, and some of the rinnegans doujutsu ?

That is not totally necessary. If one is very powerful, he/she can keep him/herself alive and untoucheduntil obito reaches his time limit(kamui time limit) , then it's not so hard to defeat him(MS obito, of course).

^^This, the only way of obito losing is by two or more people and obito's kryptionite....kakashi.

Madara may be able to pull things over with his controlling will ability, but beside that.......Obito>>>>>Hahsirama for as far as we've seen.

That was 16 years ago. Obito keeps up with BM Naruto just fine, and the time limit will never be reached by anyone but Konan.
