Sage was born with Rinnegan and Juubi's yin/yang chakra.
He used creation of all things to produce two sons, yes he never had a wife. He gave one all the yin chakra and the other all the yang chakra; this way nobody would have both
Powers and they couldn't use the Rinnegan for evil purposes.
The elder son was created with a yin powered eye which had half the rinnegan power thus only becoming a spiral I stead of ripple.
The eye and bloodline thinned over time until it became a lavender/white eye called the byakugan. The holders of the byakugan mated with other hyuugas to keep the byakugan. The modern version of the Hyuugas.
However the other half of the thinned out Hyuugas became uchihas and had normal eyes because they didn't keep it in the family like the hyuugas. Instead they unlocked the Sharingan with the little remaining yin chakra they had because they displayed a powerful emotion that unlocked the eye because of the way their brains were wired with the yin chakra.
The reason madara unlocked rinnegan is because he combined powerful yin with powerful yang to create rinnegan while hyuugas had weaker yin as well as uchihas.
as far as the insight of each goes the weaker the eye the more chakra insight. I'll explain:
Rinnegan = strong yin + strong yang. The yang cancels the insight power of the rinnegan yin so there's less chakra insight because there less yin. Its balanced.
Sharingan = Juubi yin + non uchiha/hyuuga blood. There's medium insight because theirs 50% yin but no yang to counteract it so it has more insight then the rinnegan.
Byakugan = more yin than uchiha and no yang to counteract so it has the greatest chakra insight. They keep the byakugan instead of Sharingan because they kept it in the family and got byakugan instead of a normal eye which will become Sharingan because of strong emotions.
This is my theory on how each doujutsu evolved and how they gained their chakra insight. Hopefully you enjoyed.
